It’s a fact, in today’s Nevada mortgage lending environment it takes a little more documentation and items to complete a mortgage application and file than it used to. But it doesn’t have to take longer to process and finalize your mortgage as long as we are both prepared for which documents will be needed.
Please use the list below as a checklist for the documentation that you will need to provide us to get your loan process moving as quickly and efficiently as possible for both of us.
In general, the documentation you will need includes:

Property Information (if you already have a contract on a house)
Purchase Agreement.
If you are selling your current home, copy of listing contract.
If you have recently sold your home, copy of the final settlement statement (Closing Disclosure).
Income & Assets
Pay stubs covering employment for the last 30 days.
For the past two years:
Names, addresses and phone numbers of each employer
Copies of the last 2 years W2’s
Copies of tax returns for the last 2 years (all schedules, all pages)
Statements for the last 2 months for each bank and/or investment account. (All Pages)
If you have made any large deposits to your accounts:
Explanation and source for deposit
If the large deposit was a gift for your down payment, we will need:
Signed gift letter (lender will supply)
Copy of gift check (front and back)
Copy of deposit receipt
Copy of donor bank statement where the funds came from
** If you own more than 25% of a business:
Corporate or partnership tax returns for the last 2 years, include K1’s – all schedules, all pages
If self-employed:
Copies of tax returns for the last 2 years (all schedules, all pages)
Year to date profit and loss statement current within 90 days preferably prepared by your accountant
If you own any rental property:
Copies of tax returns for the last 2 years, all schedules, all pages and current rental agreements
If you are retired:
Pension award letter
If you receive Social Security:
Social security award letter
If you are counting child support as monthly income:
Copy of divorce decree
Copies of 12 months cancelled child support checks
Debts
A credit report will be pulled upon application. If any derogatory credit exists, explanations will be needed.
VA Loans
Copy of DD214, Report of Separation
Current Certificate of Eligibility. (lender can request if you do not have this)
Miscellaneous for all applicants
Photo ID and copy of Social Security Card.
Residence addresses for the past two years.
– If renting, landlord name and phone number.
If applicable, a copy of your divorce decree.
If you are not a US citizen, a copy of the front and back of your permanent resident alien card.
Hopefully this list will be everything we will need and there will be “No Surprises” for you. Unfortunately, I don’t determine that but we will communicate any requests for additional documents to you as quickly as possible. It’s your situation, loan program, loan to value, or other circumstances that will determine if additional items will be necessary.
