What is the mortgage approval process? (in a nutshell)
Step 1 – Fill out the online questionnaire and credit is checked.
Step 2 – Submit all your paperwork (ie: paystubs, tax returns, bank statements).
Step 3 – The human underwriter approval process.
Step 4 – Appraisal and title work performed.
Step 5 – Meet any final conditions needed for yourself or the home.
Step 6 – Close the transaction and the home is yours.
A golden rule when doing a home loan, DO NOT apply for credit or buy anything with credit during the process and NEVER quit or change jobs while you’re in the middle of a home loan.
What are the Most Common Mistakes Borrowers Make?
- Don’t have ANYONE pull your credit once you are pre-approved for a home loan.
- Don’t buy a new car or trade-up to a bigger lease.
- Don’t quit your job to change industries or start a new company.
- Don’t switch from a salaried job to a heavily-commissioned job.
- Don’t transfer large sums of money between bank accounts.
- Don’t forget to pay your bills — even the ones in dispute.
- Don’t open new credit cards — even if you’re getting 20% off or Zero interest.
- Don’t accept a cash gift without filing the proper “gift” paperwork and talking with us first.
- Don’t make random, undocumented deposits into your bank account.
- Don’t cosign on any debt with anyone (*you will be 100% responsible for it).
